What is a storage racking system, and what are the main types in Singapore?
A storage racking system is a steel structure that holds palletised or hand loaded goods off the floor in addressable positions, so a warehouse stores by cubic volume rather than by floor area. The right type is set by SKU profile and throughput, not by preference.
Six types cover almost every Singapore warehouse. Selective pallet racking gives direct access to every pallet. Drive in racking removes aisles for dense bulk storage. Very narrow aisle keeps full selectivity while shrinking the aisle. Double deep stores pallets two deep behind one aisle. Longspan and boltless shelving hold cartons and hand loaded stock. Cantilever racking carries long goods that pallet racking cannot.
The dividing line most buyers miss sits between static and dynamic. Static systems hold stock in fixed positions. Dynamic systems, meaning pallet flow and push back, move the pallet to the picker on rollers or a slight gradient, trading capital cost for throughput.
Worth noting: mezzanine and rack supported platforms belong in this family too, but they solve a floor area problem rather than a density one, so we treat them as a separate silo.
How much does each rack type store per square metre?
Density separates the types more than any other single number. Selective racking holds roughly one pallet per 1.2m2 to 1.5m2 of floor once the aisle is counted, and it is the baseline every other system is measured against.
Drive in racking reaches two to three pallets per square metre by eliminating aisles, which is why it lands 40% to 60% more positions in the same footprint. Very narrow aisle keeps every pallet directly accessible and adds 30% to 50% more positions than a wide aisle selective layout, purely by shrinking the aisle from around 3.5m to 1.8m. Double deep sits between them at roughly 1.6 times selective density.
The number that actually matters is cubic utilisation, not floor density. A selective layout in a 10m clear height warehouse with only four beam levels is wasting height that a taller frame would capture, and height is free storage you have already paid rent on. Higher density is not automatically better. Every system that beats selective on density does it by giving up access, and access is what a picking operation runs on.
Which storage racking system is cheapest to run?
Selective pallet racking is the cheapest to buy and to run for most operations, because it needs no specialised trucks, no guidance system and no superflat floor. The selective racking system carries the lowest cost per pallet position in total ownership terms for a mixed SKU warehouse.
Running cost is not the purchase price. It is the purchase price spread across the positions the system holds, plus the equipment it demands, plus the damage it invites, plus the compliance it triggers over the lease. A cheaper frame that stores fewer pallets can cost more per position than a dearer one that stores more.
The pressure behind that arithmetic is the rent. CBRE’s commentary on JTC’s Q1 2026 statistics put warehouse occupancy at 89.4% in Q1 2026, a tight market where floor is expensive and scarce. Catherine He, Head of Research at Colliers Singapore, wrote in April 2026 that rental growth would be capped as occupiers “become more cost-conscious and prioritise efficiency”. Cost per pallet position is what efficiency means once the racking decision is on the table.
Drive in racking flips the arithmetic in bulk storage. It stores more pallets per bay, which lowers the cost per position when lane fill stays high, but it raises impact damage because forklifts drive inside the structure. Damage is a running cost, and on drive in systems it is a persistent one.
The cleaner way to compare is cost per pallet position held over the lease term, run against your own rent and throughput. The payback period worked example sets out how to build that number rather than trusting a headline price.
How do you choose a storage racking system for your SKU profile?
Match the system to how your stock moves, not to how much you have. Two numbers decide it: how many SKUs you hold, and how many pallets you turn per SKU.
High SKU count with low pallets per SKU points at selective or very narrow aisle, because you need to reach many different products directly. Low SKU count with high pallets per SKU points at drive in or dynamic racking, because you are moving volume of the same thing and can trade access for density. A distributor holding 3,000 SKUs at two pallets each has the opposite problem from a manufacturer holding 40 SKUs at 300 pallets each.
Rotation rule is the second filter. First in first out stock needs pallet flow or selective, because drive in forces last in first out by design. A food or pharma operation bound to first in first out cannot use drive in for the same stock, whatever the density argument says.
Throughput is the tie breaker. When lines per hour are high, the cost of a picker walking a deep lane outweighs the rent saved by the density, and the selective or dynamic layout wins on total cost even though it holds fewer pallets.
What does very narrow aisle actually cost beyond the racking?
More than the racking itself, which is the point most density comparisons skip. Very narrow aisle wins back 30% to 50% of floor for storage, and it pays for that floor with specialised equipment and a floor slab specification the building may not have.
The equipment tail is real. VNA needs man up or guided turret trucks rather than standard counterbalance forklifts, a wire or rail guidance system installed in the aisle, and a superflat floor ground to a tight tolerance so the truck stays stable at height. The racking is often the smallest line in a VNA project.
That is why VNA pays in a tall, high rent, high volume warehouse and rarely in a short lease on a low bay unit. The density is worth buying only when the rent per square metre it saves exceeds the equipment premium it demands over the lease.

When does dynamic racking beat static racking?
Dynamic racking beats static when throughput per position is high enough to pay back the rollers. Pallet flow and push back cost more per position than selective, and they earn it back only where pallets move fast enough to use the flow.
Pallet flow loads at the back and picks at the front on a gentle gradient, giving strict first in first out and high density with a single pick face per lane. It suits fast moving, dated stock, which is why cold chain and pharma operations reach for it before any other high density system.
Push back loads and picks from the same aisle, storing two to five pallets deep on nested carts, and runs last in first out. It buys density without a second aisle, at a lower capital cost than flow.
Where dynamic breaks down is slow stock. A pallet that sits in a flow lane for six months has tied up an expensive position that a selective bay would have held for a fraction of the cost. Dynamic racking earns its premium on movement, not on storage.
What does a storage racking system cost to keep compliant in Singapore?
Compliance is a recurring running cost, and most buyers price it at zero. Singapore places a duty of care on the occupier under the Workplace Safety and Health Act, and MOM has stepped up enforcement on racks that do not meet the safe use of storage racks guidance.
The cadence follows SS EN 15635, the standard for the use and maintenance of storage equipment. It sets three inspection layers: a daily visual check by warehouse staff, a regular walk around by a designated person responsible for racking safety, and an annual inspection by a competent person. That annual inspection is a real line in the operating budget, not a one off at handover.
The cost of skipping it is asymmetric. A MOM Stop Work Order halts the affected area until the unsafe condition is fixed, which costs far more than the inspection would have. An insurer can also dispute a claim where a collapse followed uninspected or non compliant racking, and a denied claim dwarfs the remediation it would have taken to avoid it.

Should you mix rack types in one warehouse?
Yes, and the best Singapore layouts almost always do. A single rack type optimised for the average SKU serves none of them well, because real inventory is a mix of fast and slow, bulky and small, dated and stable.
The common pairing puts selective racking in the pick zone where operators need many faces, and drive in or push back in the reserve zone where bulk stock of a few SKUs sits behind it. That splits the warehouse into a high access front and a high density back, which is how most 3PL and distribution operations actually run.
Segregation adds a reason to mix. A 3PL holding stock for several clients often needs client zones, and different clients bring different SKU profiles that suit different rack types in the same building.
The design decision is where the boundary sits and how forklifts move between zones. Draw the material flow first, then assign rack types to zones, rather than choosing a type and forcing the flow around it. Getting that order wrong is the most common cause of a layout that looks efficient on paper and jams at the dock.
How do you compare storage racking suppliers in Singapore?
Compare on the specification behind the price, not the price. Singapore’s racking market runs on imported steel, so two quotes for the same warehouse can differ on beam gauge, upright section, safety factor and lead time while showing a similar headline figure.
Four specifications decide whether a rack holds its rated load: the beam section and its load table, the upright frame gauge and bracing, the design standard the calculation follows, and the safety accessories included or stripped out. A quote that omits column guards and end of aisle protection is cheaper because it has removed the parts that keep the structure standing after the first forklift knock.
Ask which design standard the calculation follows. SS EN 15512 governs the structural design of adjustable pallet racking, and a supplier who cannot name the standard their load figures come from is quoting from a catalogue rather than a calculation.

The densest system wins only where high rent and high throughput pay back the equipment, floor and damage that density demands.
